A visually contemporary townhouse that relates in scale to its existing neighbors.

Area: 5,000 SF

Location: Long Island City, NY, USA
Project Completion: 2017
Project Type: Real-Estate Development
Services: Architectural Design

The recent rebirth of Long Island City, just minutes from Midtown Manhattan, gave way to this unique renovation & addition. The existing 3 story, 3 unit, building is transformed into a modern, split level 2 family townhouse while boasting an almost 100% increase in existing square-footage.

The split level design between the old and new allowed the ground floor unit to fully utilize the basement level while giving both itself, and the floor above, direct access to the private rear yard. One story up sits the second unit which covers three split levels in addition to a rooftop terrace and penthouse, with an additional private terrace. A glass atrium a top the central stair in the upper unit floods natural light throughout the space, while the rear facade boasts nearly floor to ceiling windows on every floor.

A modern fiber cement panel adorns the street facade with a contrasting warmth provided in the natural wood framed window protrusions and paneling.
